1. Can I have a Dog?Yes.
2. Can I have a cat?
No – Cats and dogs are restricted to protect the surrounding National Park which is home to abundant birds and other wildlife.
3. Are there any covenants?
Yes – to ensure your investment and quality of life at Seaspray is protected.
4. Can I have a Shed?
Yes, as long as it is constructed out of public view.
5. Can I have my Caravan or Boat stored here?
Yes, provided it is properly screened from public view.
6. Do I have to have a water tank?
Yes. It is a requirement for all new homes in Queensland to be fitted with a water tank, Seaspray is Australia’s 8th EnviroDevelopment community and encourages water saving methods.
7. Do I have to have solar panels?
No – but they are encouraged to be included when building.
8. Can I build a pool on my property?
Yes
9. Is there a body corporate?
No.
10. Can I build a house with hip or gable roof?
Yes.
11. What is the minimum size house that I can build?
200m²
12. Is there a timeframe to build once land is purchased?
Homes must be started construction within 3 years from date of purchase and completed within 4 years.
13. Can I on-sell the land?
Yes.
14. Where are the nearest shops and supermarket?
The nearest shops are located in neighbouring Emu Park Village just 2 km (3 minute drive) from Seaspray. Larger supermarkets are currently located in Yeppoon, 25km (20 minute drive) from Seaspray, however a full line Supermarket is proposed for Emu Park.
15. Where is the nearest airport?
Rockhampton Airport is well serviced with multiple flights to and from Brisbane daily, direct flights from Sydney and Melbourne. Airlines flying into Rockhampton include QantasLink, Virgin Blue, Tiger Airways and Jetstar.
16. What public transport is available from Zilzie to Rockhampton?
A comprehensive public Bus Service is available between Yeppoon, Emu Park and Rockhampton. This bus service operates daily.

At Seaspray in the Rec Club Building.
18. Where is the nearest Hospital?
There are 2 hospitals in Yeppoon, 25 km (20 mins) from Seaspray.

21. Where is the nearest Ambulance?
2 min drive from Seaspray.
22. Where is the nearest day care centre or kindergarten?
Emu Park.
23. Where is the nearest Primary School?
Emu Park. 3 minutes from Seaspray.
24. Where is the nearest Secondary school?
Yeppoon. 20 minutes from Seaspray. There are 3 secondary schools in Yeppoon – St Brendan’s College, St Ursula’s and Yeppoon State High School.
There are also numerous private and public secondary schools in Rockhampton.
25. Does Seaspray provide a bus to any of the schools?
Not at this point in time, however as demand increases we will be looking to provide this service.
26. What is the average annual temperature for the Capricorn Coast?
The Capricorn Coast enjoys a sub-tropical climate with an average daily temperature of 25 degrees.
27. Are there any playground facilities planned for Seaspray?
Children’s playground is currently being designed.
28. Do we provide house and land packages?
Yes.
29. How far away is the beach?
Seaspray ‘Discovery Trails’ through the National Park lead onto the beach, this walk takes around 5-10 mintues. Alternatively, neighbouring Emu Park has a patrolled beach and is just 5 minutes by car from Seaspray.
30. Can you swim at the beach all year round?
Yes. However as we are located in the sub-tropics marine stingers may be found on our beaches from time to time. During the summer Months, November – March, it is strongly advised you liaise with the local Surf Life Saving Club Emu Park and/or Yeppoon to confirm if stingers are present and whether it is safe to swim.
Emu Park beach is also one of the better surf beaches between Yeppoon and Zilzie. Whilst surfing is not usually associated with the Capricorn Coast, we’ll let you into a ‘big secret’ – there are great surfing spots at Emu Park and also at the northern end of the Capricorn Coast, in particular the northern end of the 20klm Farnborough Beach and at Five Rocks – locals have been surfing these beaches for years.
31. Where is the nearest boat ramp?
The nearest boat ramp is at Coorooman Creek, just 5 minutes from Seaspray.
32. How far is it to Keppel Bay Marina?
Approximately 15 minutes drive from Seaspray along the beautiful scenic coastal route – no traffic lights!
33. What is the fishing like?
The Capricorn Coast is the gateway to the Great Barrier Reef with its many beaches, inlets, small bays making it the ideal place to enjoy fresh water, beach, estuarine, reef and ocean fishing year round.
34. What boating activities are available in the area?
There are 18 stunning islands to explore within 10 nautical miles of the Rosslyn Bay Harbour and the Keppel Bay Marina. Keppel Bay Marina is the largest in northern Australia with 290 floating berths and all the amenities you could need. It's also Queensland's newest marina and provides a safe, hassle-free way to moor your vessel, only 15 minutes from Seaspray.
35. Where is the nearest Gym?
Right here in The Rec Club Seaspray, the gym is open 7 days/week & offers the latest equipment, variety of activities and classes for all ages & abilities ranging from qi gong to belly dancing!!!
36. Where is the nearest accommodation?
The Seaspray Resort & Spa - funky 2 & 3 bedroom fully self contained apartments located adjacent to The Rec Club Seaspray – check out the website www.seasprayresort.com.au
37. When will the day spa be open?
The Seaspray Day Spa proposed construction is in late 2009.
38. Where is the nearest Sailing club?
The Keppel Bay Sailing Club is located on the main beach at Yeppoon.
39. Is there a pool at Seaspray?
Yes - there are 2. A five lane heated lap pool, and heated resort pool.
40. Where is the nearest Train Station
Rockhampton, 50 minutes from Seaspray. Queensland Rail’s TravelTrain operates train services daily to Rockhampton from Brisbane and Cairns. High speed ‘tilt-train’ services run four times per week between Brisbane and Cairns. The ‘Sunlander’ and ‘Spirit of the Outback’ trains also run via Rockhampton.
41. Where is the nearest University?
The renowned Central Queensland University is in North Rockhampton, 40 minutes from Seaspray.
42. Where is the nearest TAFE?
The Rockhampton TAFE College is in Rockhampton, 45 minutes from Seaspray. A TAFE campus operates on the Capricorn Coast at Yeppoon, 20 minutes from Seaspray.
43. What other water activities are available in the area?
Sailing, jet skiing, skiing, paddle boats, kayaking, wind surfing and kite surfing. Many of these facilities are available from the Causeway Lake approximately 10 – 15 minute drive from Seaspray.
